Technical Assessment and Challenges

Upon inspecting the roof, Wilson Roofing found that the existing system was based on a #30 felt underlayment, which had deteriorated over time, compromising the building’s protection against water intrusion and potential structural damage. Best Roofing began the reroofing process by applying Polystick TU MAX directly onto the townhomes’ plywood roof decking. This high-performance, self-adhered waterproofing underlayment is specifically designed for use in both adhesive foam and mechanically fastened roof tile systems, providing superior protection against moisture intrusion.

Engineered with ADESO® dual-compound self-adhered technology, Polystick TU MAX features an advanced polymer-modified bitumen upper layer, delivering enhanced durability and weather resistance. On the underside, a proprietary self-adhesive elastomeric Styrene-Butadiene-Styrene (SBS) compound ensures a secure bond to the substrate, creating a seamless and reliable waterproof barrier. The self-adhered underlayment also includes a split-release film, which safeguards the adhesive layer prior to installation and allows for effortless application, ensuring efficiency and precision throughout the roofing process.

With limited space available for parking or staging materials at the project site, logistics posed a significant challenge. However, the use of Polystick TU MAX enabled the Best Roofing team to efficiently dry-in large sections of the roof for extended periods. This strategic approach provided crucial flexibility, ensuring the site was adequately prepared for the timely delivery and loading of roof tiles without compromising the workflow or project timeline.

Innovative Roofing Solution for Bayshore Regency Condominiums: A Case Study in Performance and Durability

Situated in Tampa’s prestigious Bayshore Beautiful neighborhood, the 19-story Bayshore Regency condominium tower required a durable, high-performance roofing solution. The project presented both material and scheduling challenges due to its diverse roof structures, which included sections of Lightweight Insulated Concrete (LWIC) and metal decking.

McEnany Roofing Inc., a top-tier Florida contractor specializing in modified bitumen, metal, and single-ply roofing systems and a Registered Contractor at Polyglass, was selected to execute the replacement.

Project Challenges and Requirements

Varied Substrate Materials: The existing roof, consisting of multiple sections with different substrates, including a Lightweight Insulated Concrete (LWIC) area and a metal deck requiring structural retrofitting.

Installation Schedule Delays: Delays in mechanical equipment installation required a phased approach to the roofing application. Initial waterproofing had to be applied before the final cap sheet layer could be installed, ensuring full watertight integrity during the interim phase.

Building Code: Due to the roof’s high elevation and proximity to the waterfront, the project required a roof system with a Class A fire rating and robust wind uplift resistance. Applicable building codes include FL1654-R36 and LWC-94.

Solution and Product Application

McEnany Roofing selected a multi-layer system utilizing four advanced Polyglass products, specifically chosen for their compatibility with complex substrates and ability to meet interim waterproofing demands:

Modifleece Fleeceback SBS Base Sheet: This fleece-backed SBS (elastomeric) modified bitumen membrane functions as the base layer, offering superior waterproofing and adhesion. Utilizing Polyglass’s proprietary dual compound, Modifleece forms a seamless bond with self-adhered SBS side laps, ensuring immediate watertight protection. Its fleece bottom surface enables direct application to a variety of substrates, including Lightweight Insulating Concrete (LWIC). When paired with Polyglass LRF CR low-rise foam adhesive, it enhances adhesion and performance on uneven surfaces, eliminating the need for mechanical fasteners.

Polyflex G FR & Polyflex APP Membranes: Applied as interply and cap sheet layers over Modifleece, these Atactic Polypropylene (APP) membranes, reinforced with a superior non-woven polyester mat that provides flexibility and dimensional stability as well as excellent tear and puncture resistance. Polyflex G FR’s fire-retardant properties and granular surface meet stringent safety standards, while Polyflex provides added puncture resistance and weatherproofing. Both membranes feature factory-applied burn-off films for heat-welded application, ensuring robust adhesion and seamless waterproofing.

Technical Outcome: Baron Owens of McEnany Roofing emphasized Modifleece’s fast and efficient application, a crucial factor during Tampa’s rainy season. This flexible roofing system allowed the team to maintain watertight integrity while deferring the final cap sheet application. The completed Bayshore Regency roof successfully met both performance standards and aesthetic goals.

Modifleece Fleeceback SBS Base Sheet

Modifleece is a fleece-backed Styrene-Butadiene-Styrene (SBS) modified bitumen base sheet designed for multi-ply low-slope roofing systems. Through an advanced laminating process, a specially formulated dual compound is integrated into the polyester fabric, creating a seamless bond between the components. The self-adhered side laps, protected by a release film, are activated during installation, ensuring immediate watertight seams with the aggressive SBS adhesive.

The proprietary SBS top compound enhances waterproofing and weather resistance, while the polyester fleece bottom allows for versatile application on various substrates using Polyglass LRF CR low-rise foam adhesive. Modifleece is well-suited for direct installation over irregular or semi-rough surfaces such as Lightweight Insulating Concrete (LWIC) and for re-covering modified bitumen roofing systems.

Additionally, it provides superior wind uplift resistance. The membrane is applied using Polyglass LRF CR low-rise foam adhesive in a spatter pattern. At the same time, its top film surface allows compatibility with a range of Polyglass self-adhered or torched membranes.

Polyglass LRF CR

Polyglass LRF CR is a two-component, low-rise spray polyurethane foam adhesive designed for securely bonding insulation boards and cover boards to a wide range of roof decks and substrates. This ready-to-use system comes in a convenient kit, which includes A and B cylinders, a handheld dispensing unit, and temperature-sensitive warning nozzles. As a fully self-contained, disposable system, it eliminates the need for additional specialized equipment, streamlining the installation process.

For enhanced application versatility, a range of additional accessories is available, including a Mixing Nozzle Extender, a 25-foot Hose and Applicator Assembly, and Colorwise Long Cone Nozzles, offered in packs of 10 and 25.

Polyflex G FR

Polyflex G FR is a fire-retardant, granulated cap sheet made from an Atactic Polypropylene (APP) plastomeric compound, designed for low-slope roofing applications requiring heat-welded installation. Engineered with a high-quality non-woven polyester reinforcement, it offers exceptional flexibility, dimensional stability, and superior resistance to tearing and punctures. The proprietary APP formulation and robust construction ensure long-term durability and weather resistance. The cap sheet features a granulated top surface, while the bottom surface is equipped with a factory-applied burn-off film for efficient heat-welded adhesion.

Polyflex G FR also incorporates Polyglass’ patented FASTLap® technology, which provides granule-free end laps for quicker, easier installation and a more secure, watertight seal. This cap sheet is designed for use within a Polyglass warranted multi-ply system, pairing seamlessly with Polyflex base or interply sheets, as well as other approved Polyglass base sheets.

Polyflex APP Membranes

Polyflex is an Atactic Polypropylene (APP) modified bitumen roofing membrane, reinforced with a high-quality non-woven polyester mat for enhanced flexibility, dimensional stability, and superior resistance to tears and punctures. Engineered with a premium APP formulation and robust construction, it delivers long-lasting weather resistance and durability. Designed for use as a base, interply, or cap sheet in multi-layer low-slope roofing systems, Polyflex provides reliable performance across various applications.

The top surface features a smooth sand finish, while the bottom is equipped with a factory-applied burn-off film for efficient heat-welded installation. Additional system layers can be heat-welded using another ply of Polyflex or Polyflex G cap sheets. Additionally, Polyflex is an approved mechanically attached base sheet for the Velociflex system, offering added versatility in roofing applications.

The chosen system needed to not only withstand the challenges of Ontario’s variable climate but also integrate seamlessly with the overall architectural design, enhancing the visual appeal of the establishment.

1. Vapor Barrier Installation:

  • Material: PolyVap SA G
  • Installation: Install kraft paper vapor barrier and ensure all laps and penetrations are properly sealed to prevent moisture ingress.

2. Insulation Layer:

  • Material: 1.5″ ISO-Polytherm 4×8 (Polyisocyanurate Insulation)
  • Installation: Mechanically fasten one layer of 1.5″ ISO insulation to provide thermal resistance and structural support.

 3. Base Sheet:

  • Material: Elastoflex SA Base  (Self-Adhered Modified Bitumen Base Sheet)
  • Installation: Apply one-ply of the self-adhered modified bitumen base sheet, using primer as needed for optimal adhesion. This layer serves as the foundational waterproofing layer.

4. Cap Sheet:

  • Material: Elastoflex SA P Black Cap (Self-Adhered Modified Bitumen Cap Sheet)
  • Installation: Apply one-ply of the self-adhered modified bitumen cap sheet over the base sheet for enhanced weather resistance and a clean finish.

5. Tie-In to Existing Membranes:

  • Material: PolyPlus50 Modified Flashing Cement
  • Installation: Use PolyPlus50 Modified Flashing Cement around the perimeter as part of Elastoflex SA P flashing detail.

6. Flashing at Parapets and Perimeters:

  • Material: Two-ply Modified Bitumen Membrane Flashings using Polytack High-Tack Contact Adhesive and PolyPlus 50 Modified Flashing Cement
  • Installation: Install a two-ply modified bitumen membrane system at parapets and all perimeter locations using Polytack Hi-Contact Adhesive to adhere Elastoflex SA Base and PolyPlus 50 for the Elastoflex SA P to reinforce the vulnerable areas against water infiltration.

7. Fasteners and Plates:

  • Material: Standard Fasteners and Plates
  • Installation: Use approved fasteners and plates to mechanically secure insulation and roofing components as needed throughout the assembly process.

Efficiency and Outcome

Drew Walden of Nedlaw emphasized the notable advantages of Polyglass products, particularly their efficiency and ease of installation. The self-adhering design of the Polyglass membranes significantly streamlined the application process, reducing installation time and ensuring the project remained on schedule despite its technical challenges. The completed roof successfully addressed the building’s functional requirements while perfectly complementing the sleek and modern aesthetic of the Sociable Kitchen + Tavern. Elastoflex SA P

A self-adhered Styrene-Butadiene-Styrene (SBS) granulated cap sheet for use in low-slope roofing. Elastoflex SA P is manufactured using Polyglass’ patented ADESO® dual-compound, self-adhered technology. With this technology, a “true” elastomeric modified asphalt compound is applied to the top of the membrane and a proprietary self-adhesive SBS compound is applied to the bottom. Constructed with a tough non-woven polyester reinforcement that provides flexibility and dimensional stability, as well as excellent tear and puncture resistance.

PolyBrite Reinforcing Polyester

PolyBrite Reinforcing Polyester is a stitchbond, light-weight, high-performance polyester fabric designed to reinforce seam mastics on metal roofing projects. The flexible nature of this fabric allows ease of application over the critical corrugations and laps found in metal roofing.

Polytack

Polytack is a low Volatile Organic Compounds (VOC) quick-drying, solvent-based, high-tack contact adhesive formulated to promote maximum adhesion of self-adhered membranes for applications where adhesion is more challenging.

Polytherm

Polytherm is a highly energy efficient rigid insulation board composed of a closed-cell Polyisocyanurate foam core laminated to a fiber reinforced black non-asphaltic organic facer for superior bonding characteristics. Manufactured with a facer ideally suitable for many types of roofing products, including the direct application of ADESO® dual-compound self-adhered membranes under most project circumstances.

PolyPlus 50

PolyPlus 50, a premium modified wet/dry cement, is a superior quality formulation for use in a wide variety of roofing applications such as Styrene-Butadiene-Styrene (SBS) roofing systems, various other membrane systems, and in wet, damp or underwater conditions. Can also be used for emergency repair of shingles, Built Up Roofing (BUR), concrete and general damp proofing. Its heavy “trowel-grade” consistency makes it ideal for flashing details, attachment of membrane to steep slopes and parapet walls, and a variety of waterproofing repairs.

Polyurea Spray Applied Membrane: New Waterproofing Product Supports Critical Fire Suppression and Irrigation System

Signia by Hilton Atlanta Georgia World Congress Convention Center is a new high-rise hotel in the heart of Atlanta, Georgia. This world-class hotel is connected to the Georgia World Congress Center and features 94 rooms, six bars and restaurants, a wellness center, a book room, and an outdoor pool. It’s conveniently located near Mercedes-Benz Stadium, Georgia Aquarium, State Farm Arena, the College Football Hall of Fame, and other popular attractions – making it a convenient hub for visitors and convention-goers.

The Challenge: Ensuring Eco-Conscious Water Containment

To meet the property’s water needs for fire suppression and irrigation systems, an eco-conscious and durable water containment solution was required. Hydrona LLC, a Dallas/Fort Worth-based waterproofing company, was brought on board to address this challenge. Known for its expertise in designing and implementing rainwater harvesting systems, fire suppression tanks, well water storage tanks, and biological wastewater treatment tanks, Hydrona offers a comprehensive approach to water storage solutions.

From pre-build consultation to fully custom-designed turnkey systems, Hydrona does it all. In addition to developing water tanks, Hydrona rehabilitates and extends the life of existing tanks and new tanks by adding lining systems that prevent corrosion.

Hydrona’s task was to rehabilitate and line two massive water tanks, each holding 300,000 gallons, with dimensions of approximately 39 feet in diameter and 24 feet in height. The lining had to meet stringent deadlines to ensure the hotel opened as scheduled. The project demanded a high-performing waterproofing solution that could be applied quickly and withstand significant mechanical and chemical stress over time.

The Solution: Polyglass Tecnocoat Polyurea Coatings Waterproofing System

To meet these needs, Hydrona chose Polyglass USA‘s Tecnocoat P-2049, an advanced pure polyurea membrane. This innovative, two-component, fast-curing system is designed for exceptional performance in waterproofing and traffic coating applications.

The application process utilizes a hot spray method, ensuring consistent thickness and optimal adhesion. Furthermore, the use of plural-component spray equipment enables accurate application on both vertical and curved surfaces, allowing skilled installers to achieve the required thickness effectively in a single pass. Tecnocoat P-2049 offers the following technical features and benefits:

Fast Curing: The spray-applied polyurea system cures quickly, enabling the tanks to be operational and filled with water within just 48 hours. This accelerated timeline marks a substantial advancement compared to conventional epoxy systems, which usually demand multiple coats and prolonged drying periods before they can be put back into service.

Dry Film Thickness (DFT): Tecnocoat P-2049 was applied at a thickness of 100 mils, significantly surpassing the 22 mils typical of standard epoxy coatings. This greater thickness improves the system’s durability and resistance to environmental stressors. Unlike traditional epoxy, which requires multiple coats with extended drying times between applications, Tecnocoat P-2049 achieves the desired thickness in a single application.

Exceptional Elongation: Tecnocoat P-2049 boasts an elongation rate of 500%, far exceeding the 4% offered by epoxy coatings. This exceptional flexibility greatly minimizes the risk of cracking, helping the coating maintain its integrity over time and effectively preventing corrosion beneath the membrane.

Chemical and Mechanical Resistance: The product demonstrates exceptional resistance to harsh chemicals and mechanical stress, making it ideal for long-term water containment.

Longevity: With a life expectancy of over 30 years, the Tecnocoat system offers triple the lifespan of epoxy coatings, delivering a more cost-effective solution in the long term. “Once the general contractor and owner were made aware of the benefits of TecnoCoat Polyurea over epoxy, especially regarding water storage, they quickly decided to move forward with the system,” shared Jacob Hannasch of Hydrona LLC. “They were surprised the cost was similar for 100 mils of polyurea vs 22 mils of epoxy. Traditional tank coatings, including standard paints and aliphatic polyurethanes, struggled to withstand the abrasive conditions of the desert, often deteriorating and failing within months. This ongoing challenge called for a more robust solution to ensure long-lasting performance and lower maintenance costs. Project Implementation

In 2024, 13 large, corrugated carbon steel tanks were coated with TecnoCoat P-2049AL using advanced high-pressure spray equipment. The coating’s rapid set time of 7 seconds enabled quick application, allowing the tanks to return to service almost immediately. Heated hoses were used for transferring the heated components to the spray gun, ensuring precise mixing and application. The success of this initial phase has paved the way for additional tanks to be coated in 2025.
