Whisper Trace at Fiddler’s Creek

Located in Naples, Florida, Fiddler’s Creek is an expansive luxury master-planned community featuring gorgeous condominiums and resort-like amenities. Whisper Trace is an attractive condo community located within Fiddler’s Creek, many of Whisper Trace’s units are used as vacation homes.

For a recent roofing project at Whisper Trace at Fiddler’s Creek, Crown Roofing was called on to install 160,000 square feet of new roofing on fourteen residences in the community. The roofing company relied heavily on Polyglass products for this project’s roofing materials.

Crown Roofing used multiple products from the Polyglass line to cover various aspects of the roofing installation:

  • Polystick MTS Plus, a high-tensile-strength self-adhered waterproofing underlayment designed for high-temperature roofing applications (e.g., metal roofs)
  • Polystick TU MAX, a rubberized asphalt underlayment with slip-resistance ideal for steeper slope roof sections
  • Elastobase, an SBS modified bitumen membrane base sheet ideal for a wide range of roofing systems
  • Elastoflex SA V and SA P, a self-adhered base sheet and self-adhered cap sheet, both of which use ADESO technology

For the Whisper Trace project, they installed one layer of Polystick MTS Plus and one layer of the Polystick TU Max. The flat areas used Elastoflex SA V base sheets and SA P cap sheets.

Landings at Boot Ranch

Overview
The Landings at Boot Ranch, three-story luxury apartments in Palm Harbor, Florida, gets Polyglass’ self-adhered multi-ply waterproofing system. Roofing contractor Quality Roofing, Inc. installed Polystick® MTS and Polystick® TU Plus high temperature underlayments beneath concrete tiles.  Polyglass’ WB-3000 (a fast-drying, low VOC primer) was used to enhance the adhesion of the underlayments to the wooden deck.  With Florida’s climate,  Polystick MTS and Polystick TU Plus are an excellent choice for this 220,000 square-foot reroof project.  The waterproofing system has a 30-year warranty.

Polystick® Underlayments
Polystick underlayments are self-adhering waterproofing membranes specifically designed for concrete, tile, metal and shingle roofs. Polystick MTS and Polystick TU Plus are high temperature underlayments approved for environments to 265°F. Learn more about this two-ply system here.

Central Park High-Rise

Overview:
Located near Central Park in New York City, this 18-story co-op was renovated to include a new energy efficient 30-year roof system.  General contractor Bellet Construction selected Polyglass’ self-adhered, modified bitumen roof system for the re-roof project.  To ensure perfect installation, the crew closely monitored winter weather conditions and followed the product storage instructions. The multi-level 18,000 square-foot roof system was completed on schedule.

Project Requirements:
The building owner required a Cool Roof Solution to maximize the energy efficiency of the building.  The capabilities of Polyglass’ roofing membranes with patented CURE Technology® and ADESO® Technology met the project requirements.  Membranes manufactured with CURE Technology have improved reflectivity, granule adhesion, UV and stain resistance and durability. In addition, membranes with ADESO Technology have an aggressive adhesive applied to the bottom side of the membranes enabling a fast and torch-less installation.

Roof System Components:
Three-ply, self-adhered roof system with 30-year roof system warranty featuring Polyfresko® G SA and Elastoflex SA V. Polyfresko G SA is a highly reflective APP, self-adhered cap sheet with patented CURE and ADESO Technology. Polyfresko G SA is California Title 24 Compliant and is listed with the Cool Roof Ratings Council.  Polyfresko G SA was also used for the flashings, creating a seamless, watertight finish. Elastoflex SA V, a low-temperature flexible membrane designed for torch-less applications, was used for the base, interply and flashing details.

Pine Creek Village Condos

Project Overview
After 15 years, the spray polyurethane foam roof installed on the Pine Creek Village Condos in Lancaster, California was in poor condition.  The elastomeric roof coating applied to protect the roof was not maintained and as a result, the roof deteriorated.  The Pine Creek Village HOA selected SBR Roofing for the re-roof project, a commercial roofing specialist with more than 50 years in business.

Challenges
To properly install the new roof system, the roofing crew had to disconnect and lift 32 AC units (8 units per building).  In addition, the residual foam on the AC ducts had to be cleaned by a foreman to allow the roofing crew to detail the plenum base flashings.  To ensure that residents had cooling at night, the AC units were reconnected at the end of every work day.  SBR Roofing worked efficiently and quickly to complete the project.

The Roof System Selected
Re-roofing is a long-term investment and the building owners needed a solution that would perform. The new roofing solution also needed to be a cool roof, one that strongly reflects sunlight and also cools itself by efficiently emitting radiation to its surroundings.

SBR Roofing installed a two-ply modified bitumen system. The roofing crew mechanically attached one layer of Polyglass G2 Base sheet to the wooden deck and torch applied Polyfresko® G cap sheet to create the final layer of protection for the system. Polyglass’ Polyfresko G is a highly reflective white APP cap sheet with CURE Technology®, a thin film technology applied during the manufacturing process. CURE Technology increases the membranes durability, stain and UV resistance, energy efficiency, and granule retention. Furthermore, Polyfresko G meets or exceeds most standards for cool roofs, is listed with the Cool Roof Rating Council (CRRC) with an SRI of 96 and is California Title 24 compliant.

Seaside Landing Condominiums

Seaside Landing is a six-story condominium that stands 75-foot tall, giving its residence a nice view of the Atlantic Ocean.

The condominium’s distinctive green rooftop and matching mansards are topped with standing seam metal, and were relatively easy to specify, as most metal roof systems are available in an array of colors. The building owner wanted both systems to match and finding a green roofing material to cover the building’s low-sloped rooftop was not so easy. Elastoflex SA P cap sheet in Pine Green provided the solution.
