Oasis at Naples Condominiums

Located on Arbor Walk Circle in Naples, Florida, Oasis at Naples is an expansive condominium community built around six lakes, conveniently located near shopping, dining, and beaches.

When Crown Roofing, LLC was contracted to install new roofing on the Oasis Naples Condominiums in Naples, FL, sales rep Paul Ladea was very clear as to why they chose Polyglass’ Polystick® TU MAX as their roofing underlayment: “It’s the best underlayment in the world.”

For this roofing project, Crown Roofing installed new wood decks and applied Polystick TU MAX as an underlayment beneath Eagle Malibu Riviera concrete roof tiles — a project covering a total of 130,000 square feet.

Why Polystick TU MAX?

Polystick TU MAX is a homogeneous rubberized asphalt waterproofing membrane underlayment ideal for mechanically fastened roof tile applications. It integrates patented ADESO® Self-Adhered Technology for maximum adhering capabilities, plus the patented SEALLap®, a factory-applied adhesive treatment at the membrane overlap, allowing for easy application and improved performance. TU MAX also features a superior polyester reinforced surface fabric which increases its durability and UV exposure rating.

TU MAX was an excellent fit for the Oasis at Naples project because it meets or exceeds ATSM and TAS testing requirements for steep slope roofing. In addition, the surfacing is rated for 180-day exposure, is skid-resistant, and can withstand stacked tiles for extended periods of time without losing viability, making it a great option for larger, more time-consuming projects.

Whisper Trace at Fiddler’s Creek

Located in Naples, Florida, Fiddler’s Creek is an expansive luxury master-planned community featuring gorgeous condominiums and resort-like amenities. Whisper Trace is an attractive condo community located within Fiddler’s Creek, many of Whisper Trace’s units are used as vacation homes.

For a recent roofing project at Whisper Trace at Fiddler’s Creek, Crown Roofing was called on to install 160,000 square feet of new roofing on fourteen residences in the community. The roofing company relied heavily on Polyglass products for this project’s roofing materials.

Crown Roofing used multiple products from the Polyglass line to cover various aspects of the roofing installation:

  • Polystick MTS Plus, a high-tensile-strength self-adhered waterproofing underlayment designed for high-temperature roofing applications (e.g., metal roofs)
  • Polystick TU MAX, a rubberized asphalt underlayment with slip-resistance ideal for steeper slope roof sections
  • Elastobase, an SBS modified bitumen membrane base sheet ideal for a wide range of roofing systems
  • Elastoflex SA V and SA P, a self-adhered base sheet and self-adhered cap sheet, both of which use ADESO technology

For the Whisper Trace project, they installed one layer of Polystick MTS Plus and one layer of the Polystick TU Max. The flat areas used Elastoflex SA V base sheets and SA P cap sheets.

North Dade Regional Library

Polyglass’ premium roof system was the ideal choice for the Internal Services Department at Miami-Dade County. The County continues to rely on Polyglass’ high performing APP and SBS roof systems to meet code and energy efficiency requirements.

For the North Dade Regional Library in Miami Gardens, FL the County decided on the Polyglass three-ply modified bitumen roof system over Polyisocyanurate insulation. Roofing contractor Florida Building & Supply installed 58,000 sq. ft. of Elastoflex SA V self-adhered SBS base sheet, Polyflex® Smooth mid-ply and Polyfresko® G torch-applied cap sheet. Polyfresko G was used as the flashing up and over the top of the parapet wall followed by a coping detail.

Roof System Benefits:

  • ADESO® Self-Adhered Technology allowed for quick dry-in of the building and enabled the library to remain open during the roof work.
  • CURE Technology®—a thin-film added to Polyfresko G membranes during manufacturing—protects the membrane from premature deterioration and granule loss.

Landings at Boot Ranch

Overview
The Landings at Boot Ranch, three-story luxury apartments in Palm Harbor, Florida, gets Polyglass’ self-adhered multi-ply waterproofing system. Roofing contractor Quality Roofing, Inc. installed Polystick® MTS and Polystick® TU Plus high temperature underlayments beneath concrete tiles.  Polyglass’ WB-3000 (a fast-drying, low VOC primer) was used to enhance the adhesion of the underlayments to the wooden deck.  With Florida’s climate,  Polystick MTS and Polystick TU Plus are an excellent choice for this 220,000 square-foot reroof project.  The waterproofing system has a 30-year warranty.

Polystick® Underlayments
Polystick underlayments are self-adhering waterproofing membranes specifically designed for concrete, tile, metal and shingle roofs. Polystick MTS and Polystick TU Plus are high temperature underlayments approved for environments to 265°F. Learn more about this two-ply system here.

Joseph Caleb Daycare Center

Overview
Joseph Caleb Daycare, an early childhood education center in Miami, Fla., gets a new self-adhered, modified bitumen roof system. Roofing contractor Florida Building & Supply removed the existing failing roof and installed Polyglass’ roof system featuring CURE Technology® and ADESO® Technology. The daycare center, which caters to over 160 children, remained open during the roofing project.

Challenges
The project required an energy efficient roofing solution that also complied with the South Florida wind resistance requirements for high velocity hurricane zones. Furthermore, the building owner preferred a roofing solution that did not release fumes and odors during installation, narrowing the options available.  Polyglass’ self-adhered modified bitumen roof system was a perfect fit for this project because of its high reflectivity, durability and ease of installation.  In addition, waterproofing the existing skylights presented a challenge because they were irregular shaped.  Polyglass’ PolyFlash 2C, an odor free, liquid flashing system was applied to the skylights to form full closure.

Roof System Components
The 20,000 sq. ft. roof features Polyglass’ three-ply, self-adhered modified bitumen roof system with a 20 year roof systems warranty.  System components include:

  • Elastoflex SA V, a self-adhered SBS modified bitumen membrane. This membrane was used for the base and interply sheets.
  • Polyfreskco G SA, a white, self-adhered APP modified bitumen membrane was used for the surface layer of the roof system. Polyfresko G SA cap sheet is manufactured with CURE Technology, a thin-film technology that improves the membrane’s durability, UV and stain resistance, and granule adhesion.
  • Polyflash 2C, an odor free, UV-stable fluid-applied flashing system was used to waterproof the skylights.

Sarasota High School, Fla.

Project Overview:
Founded in 1913, Sarasota High School in Sarasota, Florida has undergone several renovations to accommodate its expanding student body. As part of a $42 million campus redevelopment project, the Sarasota County School Board renovated several buildings on the campus. Springer-Peterson Roofing and Sheet Metal based in Lakeland, Florida was selected for the work.  The roofing contractor recovered the buildings using Polyglass’ Polyfresko® G cap sheet. Polyfresko G is a highly reflective white APP granulated cap sheet membrane. It is manufactured with Polyglass’ patented CURE Technology®, a thin film technology that improves the membranes longevity. Membranes with CURE Technology are highly reflective, energy efficient, UV and stain resistant and retain granules longer.

Challenges:
The Springer-Peterson crew worked with a tight timeline to complete the 52,000 sq. ft. job. The roof was made up of 11 different roof areas with parapet walls a minimum of 4’ high separating them. Access was minimal on one side of the facility. The expansion joints were located at the walls making them challenging to install.  The crew also had to protect the grass and sidewalks as they worked on the roof.  The project was completed before school reopened in fall 2016.

The Roofing System Selected:
Springer-Peterson installed the Polyfresko G cap sheet to an existing substrate. The system was installed after perimeter fastening enhancements were in place to meet uplift requirements. Polyglass’ PolyFlash 2C liquid flashing system was used for the details.  PolyFlash 2C is a fluid-applied urethane material using a fleece reinforcement which forms watertight flashings at joints, parapets, walls, and other penetrations.
