About the Project
The La Gorce Palace Condos, with its distinct dark blue glass tower, is a high-end residential property located in Miami Beach, Fla. Designed by Schapiro Associates, the 34 story luxury condominiums were built in 1996 on prestigious Collins Avenue overlooking the Atlantic Ocean.
La Gorce Palace Condominium Association selected roofing contractor Building Unlimited, Inc. (since acquired by Miami, FL-based Isaacs Roofing) to tear off and reroof the 12,000 square foot roof.
Challenges
Collins Avenue is an international tourist destination with its beautiful ocean front hotels, popular white sand beaches and world-renowned dining and shopping options. A busy location, the project was not conducive to utilizing construction equipment that could potentially interfere with traffic. As a result, materials were transported to and from the roof in freight elevators.
The Roofing System Selected
The previous roofing system was removed down to the structural concrete deck. The new Polyglass self-adhered modified bitumen roofing system consisted of two layers of Elastoflex SA V SBS membrane and Polyflex® SA P granulated cap sheet. The three-ply roofing system featuring Polyglass’ patented ADESO® Self-Adhered Technology was installed over tapered polyisocyanurate insulation.
The Polyglass roofing system was selected based on project conditions and the building owner requirements. Critical project specifications included the following:
• Wind design pressure requirements for a high-rise building in a hurricane zone
• Minimal equipment for installation
• Speed of installation
• Reduced waste
• Durable multi-ply system backed by Polyglass’ 20-year roofing system warranty
Major renovations were done to this high end shopping center – home to some of the world’s finest retailers.The Waterside Shops at Pelican Bay is home to retailers including Cartier, Gucci, Louis Vuitton and Burberry, to name a few.
With over $22 million of renovations at stake, the developer knew the importance of utilizing quality materials. While there are several underlayment options in the market, Waterside’s challenge was to find a membrane that could be exposed to the elements for a long period of time without immediately installing the roof after the application. After examining a variety of underlayment products, Nu-Tec opted to use Polyglass’ Polystick TU Plus underlayment for the project.

Located in prestigious Boca Raton, FL, this home renovation was designed to be a LEED (Leadership in Energy and Environmental Design) certified home. Elastoflex SA base sheet followed by Polystick® TU Plus was used under the tile roof that featured skylights.

Polystick® TU Plus utilizing patented ADESO® technology was installed on the European-inspired Town Center, or La Piazza as it is officially recognized. The Town Center buildings ground floor is home to retail outlets, offices, commercial and general businesses. The upper two floors are condominiums, all which have a view of the Oratory and are the symbolic transition between the university and the rest of the community. By the time the Town Center roofing project was complete, Crowther installed more than 100,000 square feet of Polystick TU Plus on 70 different roof levels.
This large home located in a very upscale area situated close to the beach, featured Elastoflex SA V base sheet and Polyflex SA P in Weatherwood on three areas of the home with one particular area installed solar panels over the roof system.
