Edgewood Terrace

Edgewood Terrace Commons IV, a 258-unit high-rise building in Washington DC, was reroofed with Polyglass’ multi-ply roof system. The 25,000 sq. ft. roof had severe ponding issues and held water after heavy rainfalls and snow storms.

To solve the roof challenge, roofing contractor DC Duct & Sheet Metal LLC tore off the existing system down to the concrete deck and created a tapered design to ensure positive drainage. The tapered insulation was adhered to the deck followed by cover board and Polyglass’ high performing three-ply roof system. Products included two-plies of Polyglass’ Elastoflex SA V self-adhered base sheet and Polyflex® G torch-applied cap sheet in white.

To seal the large number of penetrations, the roofing crew used PolyFlash® 1C,  a one-component, liquid flashing compound that can be used to seal roofing and waterproofing details such as walls, curbs, vents, roof drains, pitch pans and unusually shaped penetrations.

Lynnwood Senior Living

Project Overview:

Roofing Contractor 3-D Roof System installs Polyglass’ Vegetative Roof atop the SHAG (Senior Housing Assistance Group) Lynnwood, Wash. property. Backed by a 30-year warranty, the three-ply modified bitumen system chosen provides the critical waterproofing needed for a vegetative roof assembly. At 500-mils thick, the system adds layers of defense for the roof and enables long-term performance. In comparison, singly ply membranes typically have a 60 mils total thickness.

Products include two layers of Polyglass’ Polyflex® Smooth APP (Atactic Polypropylene) modified bitumen membrane for the base and interply sheets. For the final layer, Polyflex® G White APP cap sheet was installed to provide resistance to punctures, tears, abrasion, foot traffic and the elements. Elastoflex SA V—a high performing self-adhered membrane featuring Polyglass’ ADESO® Technology was used for the flashing details.

Challenges:

3-D Roof Systems began the roof installation in October 2016, which according to the Seattle Times had record breaking rainfall.  But 3-D Roof Systems was prepared for the inclement weather. The team used a system of inflatable tenting adapted for use on the roof to work around the weather.  As they completed sections of the roof, the tent was moved to new areas that needed to be worked on.

Fort Belvoir Military Base

Fort Belvoir Military Base, located in Northern Virginia, is now home to a Polyglass multi-ply modified bitumen roof system. NV Roofing proposed the Polyglass system to replace a 60,000 square foot aged TPO roof.  The new roof system features mechanically attached Polyglass G2 Base sheet, heat-welded Polyflex® smooth interply sheet and heat-welded Polyflex® G granulated cap sheet in white. The redundancy of a multi-ply roof system results in a longer roof service life and return on investment for the building owner.

Landings at Boot Ranch

Overview
The Landings at Boot Ranch, three-story luxury apartments in Palm Harbor, Florida, gets Polyglass’ self-adhered multi-ply waterproofing system. Roofing contractor Quality Roofing, Inc. installed Polystick® MTS and Polystick® TU Plus high temperature underlayments beneath concrete tiles.  Polyglass’ WB-3000 (a fast-drying, low VOC primer) was used to enhance the adhesion of the underlayments to the wooden deck.  With Florida’s climate,  Polystick MTS and Polystick TU Plus are an excellent choice for this 220,000 square-foot reroof project.  The waterproofing system has a 30-year warranty.

Polystick® Underlayments
Polystick underlayments are self-adhering waterproofing membranes specifically designed for concrete, tile, metal and shingle roofs. Polystick MTS and Polystick TU Plus are high temperature underlayments approved for environments to 265°F. Learn more about this two-ply system here.

Central Park High-Rise

Overview:
Located near Central Park in New York City, this 18-story co-op was renovated to include a new energy efficient 30-year roof system.  General contractor Bellet Construction selected Polyglass’ self-adhered, modified bitumen roof system for the re-roof project.  To ensure perfect installation, the crew closely monitored winter weather conditions and followed the product storage instructions. The multi-level 18,000 square-foot roof system was completed on schedule.

Project Requirements:
The building owner required a Cool Roof Solution to maximize the energy efficiency of the building.  The capabilities of Polyglass’ roofing membranes with patented CURE Technology® and ADESO® Technology met the project requirements.  Membranes manufactured with CURE Technology have improved reflectivity, granule adhesion, UV and stain resistance and durability. In addition, membranes with ADESO Technology have an aggressive adhesive applied to the bottom side of the membranes enabling a fast and torch-less installation.

Roof System Components:
Three-ply, self-adhered roof system with 30-year roof system warranty featuring Polyfresko® G SA and Elastoflex SA V. Polyfresko G SA is a highly reflective APP, self-adhered cap sheet with patented CURE and ADESO Technology. Polyfresko G SA is California Title 24 Compliant and is listed with the Cool Roof Ratings Council.  Polyfresko G SA was also used for the flashings, creating a seamless, watertight finish. Elastoflex SA V, a low-temperature flexible membrane designed for torch-less applications, was used for the base, interply and flashing details.

Joseph Caleb Daycare Center

Overview
Joseph Caleb Daycare, an early childhood education center in Miami, Fla., gets a new self-adhered, modified bitumen roof system. Roofing contractor Florida Building & Supply removed the existing failing roof and installed Polyglass’ roof system featuring CURE Technology® and ADESO® Technology. The daycare center, which caters to over 160 children, remained open during the roofing project.

Challenges
The project required an energy efficient roofing solution that also complied with the South Florida wind resistance requirements for high velocity hurricane zones. Furthermore, the building owner preferred a roofing solution that did not release fumes and odors during installation, narrowing the options available.  Polyglass’ self-adhered modified bitumen roof system was a perfect fit for this project because of its high reflectivity, durability and ease of installation.  In addition, waterproofing the existing skylights presented a challenge because they were irregular shaped.  Polyglass’ PolyFlash 2C, an odor free, liquid flashing system was applied to the skylights to form full closure.

Roof System Components
The 20,000 sq. ft. roof features Polyglass’ three-ply, self-adhered modified bitumen roof system with a 20 year roof systems warranty.  System components include:

  • Elastoflex SA V, a self-adhered SBS modified bitumen membrane. This membrane was used for the base and interply sheets.
  • Polyfreskco G SA, a white, self-adhered APP modified bitumen membrane was used for the surface layer of the roof system. Polyfresko G SA cap sheet is manufactured with CURE Technology, a thin-film technology that improves the membrane’s durability, UV and stain resistance, and granule adhesion.
  • Polyflash 2C, an odor free, UV-stable fluid-applied flashing system was used to waterproof the skylights.
