Advanced Roofing Solutions for Enhanced Safety and Longevity

McCulloh Homes is a public housing complex located in Baltimore, Maryland, that’s managed by the Housing Authority of Baltimore City (HABC). The site offers a variety of affordable housing options, including low-rise apartments and townhouses, and the residences are conveniently located near public transportation, schools, parks and medical facilities.

However, persistent roof leaks, cracking, and general deterioration posed risks to the residents’ safety and the building’s structural integrity. A durable, energy-efficient roofing solution was urgently needed to restore a sense of safety and stability.

The Contractor: Allstate Contractor Inc.

To address the issues, the Housing Authority partnered with Allstate Contractor Inc., a woman-owned company established in 1997. With a comprehensive understanding of the federal contracting process and technical expertise in a wide range of roofing systems. Allstate was uniquely positioned to tackle the McCulloh Homes project.

Technical Challenges

The existing roofing system at McCulloh Homes, a two-layer torch-down and mopped system, had outlived its lifespan. Constant leaks and cracks rendered it ineffective, while poor weather resistance exacerbated the problems. The system softened under high temperatures, cracked during temperature fluctuations, and lacked the flexibility and durability required to protect the building in extreme conditions.

Addressing these deficiencies required a roofing system that could withstand Baltimore’s variable weather, provide energy efficiency, and offer long-term reliability.

The Solution

Allstate Contractor, led by project manager Rony Santos, recommended a self-adhered installation process using Polyglass USA’s advanced asphalt roofing products. This solution incorporated cutting-edge materials designed for performance, efficiency, and ease of application.

The Polyglass asphalt modified bitumen membrane system was selected for its durability, energy efficiency, and ability to meet the complex needs of a large-scale housing project. This innovative system replaced the aging roof and provided several key benefits:

The replacement process involved removing the old roof and installing the Polyglass asphalt modified bitumen system. With a roof area spanning 170,000 square feet, this was a large-scale operation that demanded precision and efficiency. Allstate’s team ensured proper installation, adhering to best practices and leveraging Polyglass products’ advanced technology.

The new roofing system addressed all key challenges, providing robust weather protection, enhanced energy performance, and long-term reliability. Its ability to withstand extreme weather conditions, including heavy rain and high winds, significantly reduced maintenance requirements and improved the safety and comfort of McCulloh Homes residents.

PG500

With this technology, a “true” elastomeric modified asphalt compound is applied to the top of the membrane and a proprietary self-adhesive SBS compound is applied to the bottom. Elastoflex SA P is constructed with a tough non-woven polyester reinforcement that provides flexibility and dimensional stability as well as excellent tear and puncture resistance.

Polyglass Ply IV

Polyglass Ply IV is manufactured with a heavyweight fiberglass mat containing heat-cured resinous binders. The high-strength glass mat is saturated with asphalt, giving it excellent strength and weathering characteristics, as well as a uniform porosity for ease in application. Used in hot-mopped roofing applications and may be the basic ply sheet used in all smooth and gravel surfaced roofing systems requiring ASTM D2178 Type VI felt.

Polytherm Polyisocyanurate Insulation

A highly energy efficient rigid insulation board composed of a closed-cell Polyisocyanurate foam core laminated to a fiber reinforced black non-asphaltic organic facer for superior bonding characteristics. Manufactured with a facer ideally suitable for many types of roofing products, including the direct application of ADESO® dual-compound self-adhered membranes under most project circumstances. With all of these parameters in place, the FA Taylor team:

  • Installed a concrete roof deck.
  • Added Polyglass PG 100 primer to promote adhesion of the self-adhesive membrane.
  • Applied the PolyFlex base sheet, a modified bitumen roofing membrane reinforced with a nonwoven polyester mat, to provide flexibility, dimensional stability, and tear and puncture resistance.
  • Applied a layer of 4-inch ISO set it Type IV Hot Asphalt.
  • Applied one-quarter inch per foot tapered insulation set up Hot Asphalt.
  • Applied one-half inch of Dens Deck Prime.
  • Added two layers of Polyglass Elastoflex SA V Polar Base, an elastomeric base ply low-slope roofing membrane.
  • And applied one layer of Polyglass SA Polar Cap, a self-adhered, Styrene-Butadiene-Styrene (SBS) granulated cap sheet for low-slope roofing.

With the roof renovation nearly complete, all vent pipes and equipment stands were then flashed with PolyFlash 1C, a one-component, moisture-cure silane-modified polyurethane white flashing compound, and walk pads were installed around the service sides of all HVAC units.

This total solution has improved the building’s energy efficiency and helped reduce utility costs. Plus, the self-adhered membranes create a strong, uniform bond with the substrate due to their proprietary self-adhesive compound, ensuring long-lasting performance and durability. The mechanically fastened installation method was also used for some of the roofing products.

It is ideal for promoting superior adhesion of roofing materials and can also be used as a protective surface for metal, masonry, stucco, parapet walls, curbs, and base flashings. Additionally, PG 100 serves as a damp-proofing compound for below-grade walls and acts as a protective coating on the inside of planter boxes.

PolyFlex

Polyflex is an Atactic Polypropylene (APP) modified bitumen roofing membrane, reinforced with a high-quality non-woven polyester mat that offers flexibility, dimensional stability, and exceptional resistance to tearing and punctures. Its premium APP compound and robust construction ensure long-lasting weather resistance. Polyflex is suitable for use as a base, interply, or cap sheet in multilayer low-slope roofing systems.

The top surface features a smooth sand finish, while the bottom is equipped with a factory-applied burn-off film for heat welding applications.

Elastoflex SA V Polar Base

A self-adhered, elastomeric base ply low-slope roofing membrane designed for cold-weather applications. Manufactured using patented ADESO® Dual-Compound Self-Adhered Technology, whereby a “true” Styrene-Butadiene-Styrene (SBS) modified asphalt compound is applied on the top layer and a self-adhesive compound is applied on the bottom layer. Built with a high-performance reinforced fiberglass mat to ensure excellent dimensional stability.

Elastoflex SA P Polar Cap

A self-adhered, Styrene-Butadiene-Styrene (SBS) granulated cap sheet for use in low-slope roofing in low-temperature conditions. Manufactured using Polyglass’ patented ADESO® Dual-Compound Self-Adhered Technology that allows for a “true” elastomeric compound to be applied to the top of the membrane and a proprietary “low-temp”, self-adhesive SBS compound to be applied to the bottom. Constructed with a high-quality, non-woven polyester reinforcement that provides flexibility and dimensional stability, and tear and puncture resistance.

PolyFlash 1C

Glenridge Middle School, located at 5211 Flintridge Drive and covering an expansive 85,000 square feet, prioritizes the safety, security, and well-being of its students and staff. HRGM’s project at Glenridge Middle School was a significant undertaking. The scope of work included attaching R30 insulation to a metal roof deck, using ¼” DensDeck adhered to the insulation. Following this, Polyglass USA’s Elastoflex SA V Plus FR, a self-adhered elastomeric base ply with fire retardant, was applied as the base layer. The cap sheet consisted of Polyfresko G SA FR, a self-adhered Atactic Polypropylene (APP) granulated layer.

Additionally, Elastoflex SA V flashing strips and Polyflash 1C flashing compound were used to create drain target patches, flash walls in constrained areas, and manage transitions where walls exceeded 24 inches in height.

This combination was meticulously chosen to meet the stringent requirements of the project. By selecting these specific Polyglass products, HRGM aimed to deliver a robust, long-lasting roofing solution that would withstand the elements and provide reliable protection for the school’s infrastructure.

This selection not only demonstrated their commitment to quality and safety in construction but also underscored their dedication to ensuring the longevity and durability of the roofing system. Triton’s Trumpet Condominiums

With more than 83 years of experience and an unwavering commitment to excellence, FA Taylor Company is one of the go-to roofing and sheet metal contracting companies in the Mid-Atlantic region of the United States. When Triton’s Trumpet Condominiums called them in August 2020 to address significant roof damage on two of their buildings, the Polyglass Elastoflex roofing system was their product of choice for the roof replacements.

Project Needs and Challenges

Triton's Trumpet roof and skylineLocated in Ocean City, MD, Triton’s Trumpet is a resort-style condominium complex located by the beach, highly popular for vacation rentals. When Tropical Storm Isaias hit the area on August 4, 2020, the storm blew off half the roof of one building and significantly damaged the roof of another.

After assessing the damage, FA Taylor Company determined that both damaged buildings required a complete roof replacement. They quickly installed temporary repairs to seal the roof and prevent further damage while they waited for the insurance to come through, which didn’t happen until nearly three months after the storm.

Once the project was cleared for completion, the contractors tore out the old modified roof systems, installed new HD coverboard over the concrete substrate, installed Elastoflex SA V for the first membrane layer, and finished it with a cap layer of Elastoflex SA P Polar Cap.
