The Challenge: Extending the Life of an Aging TPO Roof

Like many schools managing tight facilities budgets, Mountain Island Charter School needed a way to protect and extend the service life of its existing Thermoplastic Polyolefin (TPO) roof without the cost and disruption of a full tear-off and replacement. The solution needed to restore waterproofing performance, improve energy efficiency, and hold up under North Carolina’s seasonal weather, all while keeping the 32,500-square-foot campus roof watertight throughout the project.

The Polyglass Solution: A Multi-Layer Elastomeric Coating System

The roof project at Mountain Island Charter School began with applying PolyBrite 79, a VOC compliant solvent-based primer, followed by PolyBrite 73, a premium-grade white elastomeric mastic with StretchSpan Technology™ (SST) applied directly to the existing Thermoplastic Polyolefin (TPO) roof’s flashing, penetrations, and details.

PolyBrite 77, a thermoplastic rubber coating and mastic designed for waterproofing a variety of structural surfaces, was applied next to seal fasteners. Then, a fully reinforced PG 700, a high-quality, water-based elastomeric coating that cures to form a seamless membrane, was applied over the entire roof area. In addition to keeping the surface cool with an initial SRI or 110, PG 700 extends the life cycle of new and existing roof systems, providing protection from ultraviolet sun and other weather exposures.

The new coating system improves the school roof’s sustainability thanks to higher reflectivity, and reduces the heat load and HVAC demand. Plus, the use of Polyglass USA products ensures that the newly coated roof has superior UV resistance, weatherability and waterproofing – extending roof’s life and reducing maintenance compared to the previous roofing system.

And the new roof comes with a 20-year No Dollar Limit (NDL) warranty – huge win for everyone involved.

PolyBrite 73

A premium-grade white elastomeric mastic with StretchSpan Technology™ (SST). This technology makes this product extremely pliable. PolyBrite 73 cures to form a seamless flexible, waterproof membrane that will expand and contract with the movement of the roof surface. Designed for use at various flashing and detail conditions when installing Polyglass’ elastomeric roof coating systems. Offers excellent adhesion, flexibility, high tensile strength and resistance to ultraviolet degradation.

PolyBrite 77

A thermoplastic rubber coating and mastic designed for waterproofing a variety of structural surfaces. The high-quality Styrene Ethylene/Butylene Styrene (SEBS) thermoplastic rubber mastic formula provides a brilliant white elastomeric film. Excellent for sealing screw heads and fasteners as well as horizontal and vertical seams on metal roofing systems. Can also be used over concrete and aged TPO membranes.

PG 700

Flora MacDonald College

Based in Raleigh, NC, RiCal Construction is a noted residential and commercial construction contractor that has provided exterior roofing, repair, and siding installation and replacement services for more than 30 years. When contracted to replace the roof on a portion of the historic Flora MacDonald College building in Red Springs, RiCal opted for a Polyglass multi-ply SBS roofing system. The project was RiCal’s first one with Polyglass.

About Flora MacDonald College

The Flora MacDonald College building traces its origins to the 1890s when it first served as a Presbyterian seminary and later became one of the earliest women’s colleges in the South. The current historic neoclassical building has changed names numerous times since its construction in the early 1900s, but it has always served as an educational facility. The Flora MacDonald Campus is now home to Highlander Academy, a private school for Pre-K to 12th Grade students.

Project Background & Challenges

RiCal was tasked with a complete tear-off and re-roof of the kitchen area of the building – a project scope of 3,000 sq. ft. As the building was more than 108 years old, securing the roof to the old walls while preserving the building’s historical integrity posed the most significant issue.

Polyglass’ self-adhered roofing products and liquid flashing proved to be highly effective in solving this challenge and made the task easier to accomplish. After tearing off the old roof covering, the RiCal team laid down a dual SBS membrane over the plywood substrate using Polyglass Elastoflex SA V Plus for the base layer and Elastoflex SA P FR for the cap sheet.

Both products utilize a patented ADESO® dual-compound self-adhered technology for easy application without needing torches, asphalt, or other adhesives. The team then sealed the roof features and penetrations using PolyBrite® Reinforcing Polyester and PolyFlash® 1C liquid flashing.

Seaside Landing Condominiums

Seaside Landing is a six-story condominium that stands 75-foot tall, giving its residence a nice view of the Atlantic Ocean.

The condominium’s distinctive green rooftop and matching mansards are topped with standing seam metal, and were relatively easy to specify, as most metal roof systems are available in an array of colors. The building owner wanted both systems to match and finding a green roofing material to cover the building’s low-sloped rooftop was not so easy. Elastoflex SA P cap sheet in Pine Green provided the solution.
