Community Profile: Valencia Reserve
Valencia Reserve is an upscale active adult community in Boynton Beach, FL, featuring more than 1,000 homes and a full suite of resort-style amenities. At the heart of the community lies a vibrant clubhouse and surrounding facilities, including a pro shop and two staffed guardhouses that ensure security and a welcoming experience.
When the time came to reroof these key buildings, the project posed two major challenges:
- Ensuring continuous access to amenities during construction.
- Addressing a complex fire suppression system suspended from the clubhouse roof structure.

Project Challenges & Polyglass Solutions
To address both the steep-slope and flat roof sections, RHI Roofing selected a suite of high-performance Polyglass products, designed to meet Florida’s demanding climate while ensuring minimal disruption to community life.
Steep-Slope Roof Sections
For the sloped roof of the clubhouse, RHI Roofing installed Polystick MTS PLUS and Polystick TU PLUS—self-adhered waterproofing underlayments engineered with advanced ADESO® dual-compound roofing technology.
- Polystick® MTS PLUS: This high-temp waterproofing underlayment features a polymer-modified bitumen upper compound and a proprietary self-adhesive SBS compound on the bottom. It withstands temperatures up to 265°F and includes a textured, anti-skid top film that enhances traction during installation. Its durable design makes it ideal for high-temperature roof systems such as those with steel or copper panels.
- Polystick® TU PLUS: Designed for use with adhesive foam or mechanically fastened roof tiles, this dual-reinforced underlayment combines a UV-resistant polymer-modified plastomeric upper layer with a self-adhesive SBS compound.
- Polyanchor® HV: This nailable anchor sheet provides temporary protection for steep-slope roofs in high-wind areas.
Flat Roof Sections
For the flat roof areas, RHI Roofing applied Polyglass’s self-adhered roofing system, which included Elastoflex SA V PLUS and Polyflex SA P. To reinforce waterproofing at vulnerable transition points—such as corners, scuppers, and drains—they also utilized PolyFlash 1-C liquid flashing. This comprehensive system offered the following key benefits:
- Elastoflex SA V PLUS: A self-adhering elastomeric base ply that delivers robust performance through its high-quality reinforced fiberglass mat and SBS-modified asphalt compound. This technology ensures excellent dimensional stability and protection against natural forces.
- Polyflex® SA P: A self-adhered APP granulated cap sheet designed with ADESO® technology, offering outstanding flexibility, dimensional stability, and resistance to tears and punctures. Together, these materials provide a 20-year warranty, ensuring long-term performance.
Specialized Applications
- PolyFlash 1-C: A versatile, moisture-cure flashing compound ideal for sealing walls, curbs, and unusual roof penetrations. Paired with PolyBrite Reinforcing Polyester, it delivers robust sealing and waterproofing capabilities.

By eliminating temperature-sensitive variables such as asphalt coverage and heat control, the Polyglass system improved reliability and speed of installation, while keeping high-traffic community buildings fully operational throughout the project.

As a nailable anchor sheet, it offers temporary waterproofing protection over approved steep-slope wood decks, serves as a reliable base sheet for Polystick tile underlayments suitable for concrete, clay, and slate roofing systems, and provides an effective water-resistant barrier under asphalt shingles and shakes on steep slopes. This comprehensive performance has redefined industry standards, ensuring exceptional durability in hurricane-prone regions and areas vulnerable to high-wind events.
Elastoflex SA V PLUS
Elastoflex SA V Plus is a high-performance, self-adhered elastomeric base ply for low-slope roofs, built with reinforced fiberglass for superior strength and dimensional stability. Featuring ADESO® dual-compound technology, it combines an SBS-modified asphalt top layer with an aggressive self-adhesive bottom layer and is finished with laylines and a split release film for ease of installation.
Polyflex® SA P
Polyflex SA P is a self-adhering APP (plastomeric) granulated cap sheet for use in low-slope roofing. Polyflex SA P is manufactured using Polyglass’ patented ADESO® Self-Adhered Dual-Compound Technology.
