Four Buildings, Two Major Challenges, One Outstanding Outcome
Valencia Reserve, a resort-style active adult community located in Boynton Beach, Florida, is home to over 1,000 residences and a wealth of amenities.
The clubhouse is the heart of the community. It houses a bustling social hall, fitness center, exercise studios, café, art studio, card rooms, a library, and a meeting room. Residents frequently visit the clubhouse and pro shop, making continuous access to these facilities crucial during construction. The two manned guard houses also play a critical role in ensuring safety and providing a warm welcome to residents and guests alike.
When the time came to reroof the clubhouse, pro shop, and guard houses, the task demanded expertise and precision. The challenge? Ensuring these buildings remained operational and safe while adhering to the constraints of a fire suppression system suspended from the clubhouse roof trusses, which required significant repairs.

Tackling the Roofing Challenge
RHI Roofing selected several high performing Polyglass USA products for the project to ensure optimal results while minimizing disruption. The combination of advanced materials and strategic planning allowed them to overcome the unique challenges of the Valencia Reserve project.
Sloped Roof Sections
For the clubhouse’s sloped roof, RHI Roofing utilized Polystick MTS PLUS and Polystick TU PLUS, self-adhered waterproofing underlayment’s leveraging ADESO® dual-compound self-adhered technology:
- Polystick MTS PLUS: This high-temp waterproofing underlayment features a polymer-modified bitumen upper compound and a proprietary self-adhesive SBS compound on the bottom. With a temperature resistance of up to 265°F and a cavitated anti-skid top film surface, it provides ease of application and exceptional durability, ideal for high-temperature roof systems like steel or copper panels.
- Polystick TU PLUS: Designed for use with adhesive foam or mechanically fastened roof tiles, this dual-reinforced underlayment combines a UV-resistant polymer-modified plastomeric upper layer with a self-adhesive SBS compound. Its slip-resistant surface and robust reinforcement ensure superior puncture resistance and reliability.
- Polyanchor HV: This nailable anchor sheet provides temporary protection for steep-slope roofs in high-wind areas. Its Duofix™ technology enhances wind uplift resistance and ensures sealability around fasteners, making it ideal for Florida’s storm-prone environment.
Flat Roof Sections
For flat roofs, RHI Roofing implemented Polyglass’s self-adhered roofing system featuring Elastoflex SA V PLUS and Polyflex SA P, complemented by PolyFlash 1-C liquid flashing for enhanced waterproofing at critical points such as corners, scuppers, and drains. Key features include:
- Elastoflex SA V PLUS: A self-adhered elastomeric base ply that delivers robust performance through its high-quality reinforced fiberglass mat and SBS-modified asphalt compound. This technology ensures excellent dimensional stability and protection against natural forces.
- Polyflex SA P: A self-adhered APP granulated cap sheet designed with ADESO® technology, offering outstanding flexibility, dimensional stability, and resistance to tears and punctures. Together, these materials provide a 20-year warranty, ensuring long-term performance.
Specialized Applications
- PolyFlash 1-C: A versatile, moisture-cure flashing compound ideal for sealing walls, curbs, and unusual roof penetrations. Paired with PolyBrite Reinforcing Polyester, it delivers robust sealing and waterproofing capabilities.
Advancements in Roofing Technology
According to Tyler Eberly of RHI Roofing, the adoption of self-adhered roofing technology significantly enhances installation efficiency and reliability compared to traditional 30/90 mop methods. Self-adhered applications eliminate variables such as asphalt temperature and coverage rate, reducing the risk of application errors and improving overall consistency.

Polystick MTS PLUS:
Polystick MTS Plus incorporates cutting-edge ADESO® dual-compound self-adhered technology. This innovative system combines a polymer-modified bitumen upper compound with a proprietary self-adhesive Styrene-Butadiene-Styrene (SBS) elastomeric compound on the bottom layer.
Polystick TU PLUS:
Underlayment – POLYGLASS® Polystick TU Plus, A homogeneous rubberized asphalt waterproofing membrane, glass fiber reinforced with a high-strength polyester fabric on the upper surface, designed for use as a tile underlayment. The bottom surface of the sheet has an adhesive compound with split release film for ease of application.
Polyanchor HV:
Polyanchor HV was uniquely designed and tested in numerous real-world conditions. With installers and code officials’ input, we have yet again re-defined the building standard for the best roofing underlayment systems to withstand hurricanes and high wind events.
Elastoflex SA V PLUS:
Elastoflex SA V Plus FR membrane is a robust, self-adhered, elastomeric base ply low-slope roofing product with fire retardant additives manufactured using patented ADESO® dual-compound self-adhered technology, whereby a “true” Styrene-Butadiene-Styrene (SBS) modified asphalt compound is applied on the top layer and an aggressive self-adhesive compound is applied on the bottom layer.
Polyflex SA P:
Polyflex SA P is a self-adhered APP (plastomeric) granulated cap sheet for use in low-slope roofing. Polyflex SA P is manufactured using Polyglass’ patented ADESO® Self-Adhered Dual-Compound Technology.
