PVC Roofing Membrane Upgrade: Dallas Arboretum’s Sustainable Roof Solution

Project Type Commercial
State/Region Texas
Year 2026
Square Footage 10,000

Featuring 19 meticulously manicured gardens, tree-lined pathways, and vibrant seasonal floral displays, a world-renowned arboretum and botanical garden in Texas creates a breathtaking urban oasis. The location is also home to world-class festivals every spring and fall and a cutting-edge educational facility focused on life and earth sciences.

In other words, it’s a cultural gem, a draw for guests from around the world, and a dynamic hub for environmental education and community engagement.

So, when it came time to reroof four buildings at the site, protecting the arboretum’s legacy was front of mind for roofing contractor Zenith Roofing and Polyglass, USA.

Zenith Roofing is a North Texas commercial roofing and waterproofing company that specializes in long-term roofing solutions for commercial and industrial properties. Zenith can handle anything roofing-related thanks to 45 years of experience in commercial applications, maintenance and repair, and residential projects.

From shopping centers to high-rises to hospitals, Zenith Roofing provides solutions to even the most challenging projects, making reroofing four buildings at the arboretum entrance a hurdle the Zenith team was prepared for.

That said, the project was not without issues. Very low parapet walls and unusual slopes made it difficult to ensure proper drainage. Using standard taper plans would be too high, and extremely low flashing areas presented additional challenges. With this in mind, Zenith turned to Polyglass USA’s PVC membrane products as the optimal solution.

“The project was originally specified as a bright white Polyglass modified bitumen roofing system. After evaluating the field conditions, however, the short capstone parapet and adjacent windows were determined to be better suited for a PVC application. Based on these conditions, local Polyglass representative Dylan Homa recommended Polyglass Mapeplan PVC as the preferred solution due to its greater flexibility and ability to accommodate the tight tolerances required for the project,” explained Zenith Roofing’s Tom Denton.

Roofing Systems Built for Energy Efficiency and Mechanically Attached Durability

The project included the use of an entire suite of Polyglass PVC products, including Mapeplan® PVC Roofing Membrane, Mapeplan® P SB, Mapeplan® P Prefabricated Accessories, Polylock™ LRF ECO, Polyglass Polytherm®, Polyflash® Flexible Curb Kit, and PolyFlash® 1C.

Today, the new roofs are sustainable, durable, and cost-effective. The benefits include:

  • Chemical and fire resistance:The updated roofs naturally resist damage from harsh chemicals, greases, and fire.
  • Durability:The flexible material withstands harsh weather, high winds and structural shifts without tearing or puncturing.
  • Energy efficiency:The Polyglass roofing materials act as a “cool roof” that reflects UV rays and helps lower cooling costs.
  • Proven performance:A Polyglass PVC roof lasts 20-30 years.

Product Spotlight

Mapeplan® PVC Roofing Membrane

A premium, high-performance thermoplastic membrane engineered for both mechanically attached and adhered roofing systems. Manufactured with top-grade polyvinyl chloride (PVC) resins and reinforced with a durable polyester scrim, Polyglass Mapeplan PVC delivers exceptional strength, flexibility, and long-term weatherability. With built-in resistance to chemicals, UV exposure, and fire, the membrane provides reliable protection and a long service life. Its highly reflective white surface reduces building energy use, minimizes maintenance requirements, and supports green building initiatives.

Mapeplan® P SB

A contact-type bonding adhesive designed for bonding PVC membranes and flashings to horizontal and vertical roof substrates. The adhesive is formulated to provide strong bonding performance while meeting VOC restrictions and regulations. Mapeplan P SB is intended for use with Mapeplan PVC membranes and flashings and is not for use with Mapeplan PVC FB membranes.

Mapeplan® P Prefabricated Accessories

Full range of engineered accessories designed to enhance detailing, durability, and installation efficiency. From reinforced and non-reinforced membranes for complex flashing conditions to prefabricated components that reduce field labor, each solution is built to ensure consistent, watertight performance at critical transition points. Together, these accessories help protect the most vulnerable areas of the roof, ensuring long-term performance at critical transitions.

Polytherm® Insulation

A highly energy-efficient rigid insulation board composed of a closed-cell Polyisocyanurate foam core laminated to a fiber-reinforced black non-asphaltic organic facer for superior bonding. Manufactured with a facer ideally suitable for many types of roofing products, including the direct application of ADESO® dual-compound self-adhered membranes under most project circumstances.

Polylock™ LRF ECO

A two-component, low-rise solvent-free polyurethane foam adhesive that provides fast, efficient insulation and fleeceback membrane attachment without high-GWP blowing agents. Its all-in-one canister system, adjustable application options, rapid cure time, and ultra-low VOC formulation help improve jobsite productivity, reduce environmental impact, eliminate deck penetrations, and enhance thermal efficiency.

Polyflash® Flexible Curb Kit

A roof penetration sealing kit that includes an aluminum-reinforced flexible polymer curb (52″) that can be cut to form multiple curbs, along with a 10.1 oz cartridge of Polyflash HPS to adhere the curb to the membrane, stainless steel locking clips, and a 2 L pouch of Polyflash 1PS to fill the curb. The curb’s flexible design is easily shaped to any sized geometry without special tools or custom forms.

PolyFlash® 1C

A one-component, moisture-cure silane-modified polyurethane, white flashing compound designed for sealing various roofing and waterproofing details such as walls, curbs, vents, roof drains, pitch pans, and unusually shaped penetrations. When combined with PolyBrite Reinforcing Polyester, this product easily solves typical and challenging flashing needs.
