Seaside Landing is a six-story condominium that stands 75-foot tall, giving its residence a nice view of the Atlantic Ocean.
The condominium’s distinctive green rooftop and matching mansards are topped with standing seam metal, and were relatively easy to specify, as most metal roof systems are available in an array of colors. The building owner wanted both systems to match and finding a green roofing material to cover the building’s low-sloped rooftop was not so easy. Elastoflex SA P cap sheet in Pine Green provided the solution.

The building has several eco-friendly features including a green roof. A garden roof was installed over a Polyglass SBS roof system which included 1/2″ Densdeck prime that was mechanically attached, followed by Elastobase V torched vapor retarder. Then Polyisocyanurate insulation was mechanically attached with 1/4″ Densdeck prime set in adhesive. The system was finished with Elastoflex SA V base sheet, a ply of Elastobase V torched and capped with Elastoflex S6 G FR in white.

The new system specified included membranes from Polyglass, beginning with its Elastoflex SA V FR base sheet. Polytherm 3.1-inch polyiso insulation board was adhered to achieve an R value of 19. The system was then topped with one ply of Polyglass’ Elastoflex SA V FR base, a self-adhered modified bitumen base sheet. Polyflex G FR, a polyester-reinforced mod bit granulated cap sheet, was then torch-applied to finish the job. It is available in a variety of colors, and white was chosen for this project.
