Situated in Tampa’s prestigious Bayshore Beautiful neighborhood, the 19-story Bayshore Regency condominium tower required a durable, high-performance roofing solution. The project presented both material and scheduling challenges due to its diverse roof structures, which included sections of Lightweight Insulated Concrete (LWIC) and metal decking.
McEnany Roofing Inc., a top-tier Florida contractor specializing in modified bitumen, metal, and single-ply roofing systems and a Registered Contractor at Polyglass, was selected to execute the replacement.
Project Challenges and Requirements
Varied Substrate Materials: The existing roof, consisting of multiple sections with different substrates, including a Lightweight Insulated Concrete (LWIC) area and a metal deck requiring structural retrofitting.
Installation Schedule Delays: Delays in mechanical equipment installation required a phased approach to the roofing application. Initial waterproofing had to be applied before the final cap sheet layer could be installed, ensuring full watertight integrity during the interim phase.
Building Code: Due to the roof’s high elevation and proximity to the waterfront, the project required a roof system with a Class A fire rating and robust wind uplift resistance. Applicable building codes include FL1654-R36 and LWC-94.
Solution and Product Application
McEnany Roofing selected a multi-layer system utilizing four advanced Polyglass products, specifically chosen for their compatibility with complex substrates and ability to meet interim waterproofing demands:
Modifleece Fleeceback SBS Base Sheet: This fleece-backed SBS (elastomeric) modified bitumen membrane functions as the base layer, offering superior waterproofing and adhesion. Utilizing Polyglass’s proprietary dual compound, Modifleece forms a seamless bond with self-adhered SBS side laps, ensuring immediate watertight protection. Its fleece bottom surface enables direct application to a variety of substrates, including Lightweight Insulating Concrete (LWIC). When paired with Polyglass LRF CR low-rise foam adhesive, it enhances adhesion and performance on uneven surfaces, eliminating the need for mechanical fasteners.
Polyflex G FR & Polyflex APP Membranes: Applied as interply and cap sheet layers over Modifleece, these Atactic Polypropylene (APP) membranes, reinforced with a superior non-woven polyester mat that provides flexibility and dimensional stability as well as excellent tear and puncture resistance. Polyflex G FR’s fire-retardant properties and granular surface meet stringent safety standards, while Polyflex provides added puncture resistance and weatherproofing. Both membranes feature factory-applied burn-off films for heat-welded application, ensuring robust adhesion and seamless waterproofing.
Technical Outcome: Baron Owens of McEnany Roofing emphasized Modifleece’s fast and efficient application, a crucial factor during Tampa’s rainy season. This flexible roofing system allowed the team to maintain watertight integrity while deferring the final cap sheet application. The completed Bayshore Regency roof successfully met both performance standards and aesthetic goals.

Modifleece Fleeceback SBS Base Sheet
Modifleece is a fleece-backed Styrene-Butadiene-Styrene (SBS) modified bitumen base sheet designed for multi-ply low-slope roofing systems. Through an advanced laminating process, a specially formulated dual compound is integrated into the polyester fabric, creating a seamless bond between the components. The self-adhered side laps, protected by a release film, are activated during installation, ensuring immediate watertight seams with the aggressive SBS adhesive.
The proprietary SBS top compound enhances waterproofing and weather resistance, while the polyester fleece bottom allows for versatile application on various substrates using Polyglass LRF CR low-rise foam adhesive. Modifleece is well-suited for direct installation over irregular or semi-rough surfaces such as Lightweight Insulating Concrete (LWIC) and for re-covering modified bitumen roofing systems.
Additionally, it provides superior wind uplift resistance. The membrane is applied using Polyglass LRF CR low-rise foam adhesive in a spatter pattern. At the same time, its top film surface allows compatibility with a range of Polyglass self-adhered or torched membranes.
Polyglass LRF CR
Polyglass LRF CR is a two-component, low-rise spray polyurethane foam adhesive designed for securely bonding insulation boards and cover boards to a wide range of roof decks and substrates. This ready-to-use system comes in a convenient kit, which includes A and B cylinders, a handheld dispensing unit, and temperature-sensitive warning nozzles. As a fully self-contained, disposable system, it eliminates the need for additional specialized equipment, streamlining the installation process.
For enhanced application versatility, a range of additional accessories is available, including a Mixing Nozzle Extender, a 25-foot Hose and Applicator Assembly, and Colorwise Long Cone Nozzles, offered in packs of 10 and 25.
Polyflex G FR
Polyflex G FR is a fire-retardant, granulated cap sheet made from an Atactic Polypropylene (APP) plastomeric compound, designed for low-slope roofing applications requiring heat-welded installation. Engineered with a high-quality non-woven polyester reinforcement, it offers exceptional flexibility, dimensional stability, and superior resistance to tearing and punctures. The proprietary APP formulation and robust construction ensure long-term durability and weather resistance. The cap sheet features a granulated top surface, while the bottom surface is equipped with a factory-applied burn-off film for efficient heat-welded adhesion.
Polyflex G FR also incorporates Polyglass’ patented FASTLap® technology, which provides granule-free end laps for quicker, easier installation and a more secure, watertight seal. This cap sheet is designed for use within a Polyglass warranted multi-ply system, pairing seamlessly with Polyflex base or interply sheets, as well as other approved Polyglass base sheets.
Polyflex APP Membranes
Polyflex is an Atactic Polypropylene (APP) modified bitumen roofing membrane, reinforced with a high-quality non-woven polyester mat for enhanced flexibility, dimensional stability, and superior resistance to tears and punctures. Engineered with a premium APP formulation and robust construction, it delivers long-lasting weather resistance and durability. Designed for use as a base, interply, or cap sheet in multi-layer low-slope roofing systems, Polyflex provides reliable performance across various applications.
The top surface features a smooth sand finish, while the bottom is equipped with a factory-applied burn-off film for efficient heat-welded installation. Additional system layers can be heat-welded using another ply of Polyflex or Polyflex G cap sheets. Additionally, Polyflex is an approved mechanically attached base sheet for the Velociflex system, offering added versatility in roofing applications.
